Terms & Conditions

Minimum Stay:               Depending on season, typically 2 nights weekend, except holiday weekends, 3 nights

Accepted payments:      AMEX, VISA, Mastercard, DiscoverCard

Deposit Required:          A deposit of 50% or one nights lodging, whichever is greater. We request this on all reservations. Deposits are charged                                         to your credit card  when the reservation is made.

Additional Guest Fee:    Room rates based on two adult guests per room. Additional adult guest $25 per night fee. Children under 18 staying with                                         parents may not be charged.

Pet Deposits:                  A 25-35$ service charge may be applied if you are staying with a pet, please check with the Innkeeper.


Pet Policy:                    Because we also love our pets, we do have 2 rooms that are designated as pet friendly. We have an 80 pound weight limit. I you arrive with a pet and you are not in one of these rooms we may not be able to accommodate your needs. if you have a service dog or companion dog, we may also need to see the certifications and /or proof of vaccinations.

we want all our guests, those with and without pets, to enjoy their stay. for those with their furry friends we ask the following:

     -if dogs are left unattended in the room, please have them in a crate. we ask that you leave a reachable number if you do leave your dog           unattended in the event of barking.  as we want all to enjoy their stay, a barking dog can really damper a relaxing time.

      -you will be asked to keep your pet on a leash at all times when out and about on the property

      -clean up is a must, inside and out. if you pet has an accident in the room , please notify someone right away. you may be charged an extra cleaning fee if this occurs. also, if your dog is a chewer and he has a bad stay, an extra fee may also occur.

      -we require your pet to be crated or attended to while housekeeping is done.

      -pets are not allowed in the main inn. they may join you to relax on the outer porches.

Late Check Out: Late check outs are normally okay with Innkeepers permission, otherwise a $25 fee may be applied. 

Cancellations:                Cancellations prior to 14 days and deposits are happily refunded

 Fireplaces: Some fireplaces may only be operational during the colder months - please check with the Innkeeper.

Check-in is 3:00PM and Check-out is 11:00AM, please call ahead if these times are inconvenient for you.


Smoking Policy: Smoking is permitted in a designated section of our picnic area. State law does not permit smoking inside the rooms or on the decks of the properties. An addition cleaning fee may be applied if smoking has occurred inside the rooms. 


Additional Guest Fee: Room rates are based on double adult occupancy. Additional adult guests will be charged a $25.00 fee per night. Children under 18 traveling with parents or guardian will not be charged.
